Reservations are confirmed only after full payment is received. All rates are listed in USD and include cleaning fees, but do not include applicable taxes unless otherwise stated.

Early check-in or late check-out may be available upon request and approval.
Cancellations made at least 30 days before check-in will receive a full refund. Cancellations made within 14–30 days will receive a 50% refund. No refund is available for cancellations made less than 14 days before arrival.
Guests agree to treat the property with respect, follow all house rules, and notify us of any damages. The booking guest must be at least 25 years old and present during the stay.
Each property has a maximum guest capacity listed on its page. Exceeding this limit without written permission may result in additional charges or cancellation without refund.
Only designated pet-friendly properties allow pets. Guests must notify us at booking and pay any applicable pet fees. Unauthorized pets may result in extra charges or cancellation.
All Nest Awaits properties are strictly non-smoking. Smoking inside the home will incur a cleaning fee of up to $500.
Free on-site parking is available at all properties. Details vary by location and are included in the property description.
Guests stay at their own risk. Nest Awaits and its owners are not liable for injury, loss, or damage arising from use of the property, including outdoor areas.
We respect your privacy and only collect personal information necessary to process your booking. We do not sell or share your data.
We reserve the right to update these terms at any time. Changes will be posted on this page with the updated effective date.
